Thank you for your interest in our rental program. Each owner’s purpose and expectation is unique, therefore, communication of ideas is important for a successful relationship. We are a small, closely managed, full service Brokerage.  We are selective in the properties we manage, requiring a high standard of condition, furnishings and cleanliness.  Each and every one of our properties is extremely important to us.

The following is a representation of our policies for Vacation Rental Management:

• Our booking fee is 22% of rent paid
• The cleaning of your unit is supervised by Victory Cleaning Division, and is paid by the owner.  Small maintenances are included in the cleaning fee.  A supply tub is required to be provided in each unit to save on time and maintenance fees that would otherwise be charged to the owner. See Owner Supply Tub sheet in this package, for supplies.
• A Damage Deposit is collected or secured from each renter, to be held against any damage, extra cleaning, non-returned keys, lock-out, missing items or smoking inside the property.  Our policy is all non-smoking units, which is strongly enforced. (Smoking is allowed on outside decks, and we suggest a receptacle be provided).  We require the signing tenant to be at least 25 years old.
• We do not provide linens or towels, except when renting last minute.  We do offer a linen rental service, as well as beach and baby equipment for renters not desiring to bring their own.
• Marketing ~ We offer a lovely full-color brochure published late December of each year, our website is professionally designed and expanded with various links to reach as many potential customers as possible.  We have a full time technician on staff to assure that our website has maximum exposure in this highly competitive rental market. Each inquiry and guest is given a Victory magnet to place on their refrigerator for easy access
• Our policy is to rent off season months in order to maximize income for our owners.  Usually the rent charged for one week in-season is what we charge for one month off-season.  However, we like the flexibility to negotiate in order not to lose potential renters.  Properties not equipped with high-speed internet access are not eligible for off-season monthly rentals. Booking fee reduced to 15% for rentals over 1 month.
• Reservations are held for 14 days after sending the Rental Agreements out.  Advance rent of 50%, the administration fee, trip interruption insurance is due within 10 days of making reservation, with the balance due 30 days before arrival. Payments are non refundable.
• We will advertise your property as promptly as possible upon receipt of your…property management agreement, owner information sheet, inventory sheet and your $250 check (to open your account), by placing your property on our website, software data base and into our next brochure.
• Statements and checks are cut as close to the 10th of the month as possible on rentals that have checked out by the end of the preceding month.  Year end statements and 1099’s are sent out of January 31.

• Replacement of small items will be purchased as needed during the season.  We will attempt to reach you for any large repair or item.  We will make any emergency repair as quickly and efficiently as possible. Please remove any glass tables or tables top, a liability for rental properties.  Victory is not responsible for breakage.
• We have a 2 night minimum during off and mid season, and usually rent only by the week during the summer (depending on property).  We will discuss rental & cleaning rates with you after viewing your property.

While our first duty is to our owners, we are well aware that a happy vacationer will take good care of the property they have rented, and will more than likely return next year, and refer family and friends to us.  Therefore, we want the ability to assure them that their vacation property will be well equipped, furnished, clean, updated and in good repair.  Comfortable mattresses are of extreme importance, a good night’s sleep means everything.  We schedule a spring cleaning and carpet cleaning prior to each summer season for every property and whenever necessary throughout the year. We require TV’s in all bedrooms with expanded cable and local phone service.  Hi-Speed Internet is highly recommended.

Our office is strategically located approximately 2 miles over the bridge directly behind the popular Squigley’s Ice Cream Shoppe.  We receive calls beginning at 8:00 am till 9:00 pm 7 days a week during the busy booking seasons.  It is amazing how many bookings are made because of this extra effort.
