POLICIES GENERAL RENTAL INFORMATION:
VICTORY BEACH VACATIONS INC. manages properties, individually owned
and furnished by the owner according to their taste and certain
standards recommended by us. We are employed by the property owners
and will be unable to make other accommodation arrangements after
your arrival. If a vacation residence should become unavailable
for rental for any reason we reserve the right to substitute comparable
accommodations, if available.
OCCUPANCY: The occupancy limit of each property is designated in
individual unit descriptions. Only infants who sleep in cribs are
not counted in the total occupancy. All units and cottages are rented
for family vacations only, to responsible adults over 25 years of
age per our owner's management agreement. NO sororities, fraternities,
church groups, wedding receptions, house or spring break parties,
or other such type groups are permitted unless pre-approved at time
of reservation by Landlord and Agent in writing. Special financial
arrangements and increased rental rates will apply, if approved.
RESERVATIONS: After making a reservation by phone, two signed leases
will be sent to you along with guest instructions. Return one signed
lease with the advance rent payment, administration fee and the
TRAVEL & PEACE OF MIND INSURANCE PREMIUMS, if desired, by the
cancellation date.
TRAVEL INSURANCE: Travel & Peace of Mind Insurance will be
added to your Advance Rent Request. If you choose not to purchase
it you may decline by initialing where indicated on the Rental Agreement.
Although optional, we recommend purchasing the insurance, as it
will help protect your vacation investment in case of unforeseen
events. IF YOU CHOOSE NOT TO PURCHASE THE INSURANCE, NO REFUNDS
WILL BE GIVEN IN THE EVENT OF UNFORESEEABLE CANCELLATIONS, INCLUDING
HURRICANE EVACUATIONS (see cancellation policy following). VICTORY
BEACH VACATIONS retains a percentage of the insurance premiums.
Trip Cancellation Insurance cannot be purchased after your final
balance is received.
CHECK-IN AND CHECK-OUT TIMES: Check in is between 4:00 & 6:00
pm. Occasionally, more time is needed for additional cleaning or
maintenance. Check-Out Time is 10:00 AM and is strictly enforced,
as property must be cleaned and inspected for arriving guests, unless
you have arranged for our late check-out service in advance. Otherwise,
a late check-out will result in additional charges to your rental
account up to $75 per hour.
DRIVE-THROUGH CHECK-IN/OUT SERVICE: On Saturdays and Sundays during
the summer months, weather permitting, enjoy our convenient drive
through service. Your balance must be PAID IN FULL prior to arrival.
EARLY CHECK-IN & LATE CHECK OUT: A limited number of 1:00 pm
check-ins and check-outs are offered for those guests with special
arrival/departure needs. The fee for this special feature is $75
per option. Please discuss this with your Reservationist at time
of booking. Drive-Through Service is not available for this special
feature.
FURNISHINGS AND EQUIPMENT: All units are furnished with basic housekeeping
supplies, cookware, flatware and small appliances. All properties
have color, expanded cable TV and central AC unless ³AC UNITS²
is listed. Units will have washer/dryers, dishwashers unless otherwise
stated. MAIDSERVICE, LINENS, TOWELS, PAPER PRODUCTS, AND SOAPS ARE
NOT PROVIDED. Bed linens, towels, baby and beach equipment may be
rented in advance to assure availability. We cannot be held responsible
for printing errors, changes in furnishings by owners or equipment
failure.
LOST & FOUND: Although we are not responsible for personal
items left behind, we will attempt to locate and return them to
you for a $15 fee plus postage. Items found in unit will be stored
for 30 days, and if not claimed, donated to charity or discarded.
LOST KEYS AND LOCK OUTS: A $5.00 fee will be charged for any lost
key. A $20.00 emergency fee will be charged for lock out.
GRILLING: Grilling is prohibited on any decks, porches, balconies,
and stairways, and within 10 feet of any building, by TOWN ORDINANCE.
CANCELLATION: Upon written notification from Tenant of cancellation,
refunds of the ADVANCE RENTpayment or final rent payment, less a
cancellation fee of 25% of total rent, will be made only if unit
is re-rented. If unit is not re-rented, NO REFUND will be made unless
covered by TRAVEL INSURANCE. Transfers of reservations to other
units are considered cancellations.
SMOKE DETECTORS: For your protection smoke detectors are installed
in each rental property. Please check smoke detectors immediately
upon check-in and report any malfunction.
CLEANING: A routine departure cleaning is included in the rent.
Tenant check out procedures should be followed to assure refund
of the security deposit. If there
is any problem upon check-in call our office immediately. If no
phone call is received within one hour, acceptance will be assumed.
HURRICANES & OTHER NATURAL DISASTERS: If there is a MANDATORY
EVACUATION ordered for Carolina/Kure Beaches, you must vacate your
unit. No refund will be made unless you have purchased Trip Cancellation
Insurance. If you choose to leave during a VOLUNTARY EVACUATION
there will be NO REFUND.
DISCLOSURE: VICTORY BEACH VACATIONS INC., in accordance with the
National Association of Realtors Standards of Practice and Code
of Ethics, discloses a contractual relationship with the Landlord
in which Landlord employs us to act as their agent and treat all
parties (Tenants & Landlord) honestly, fairly and in good faith.
The price of any services provided by VICTORY may include a profit
for the company. Victory shall conduct all brokerage activities
without respect to the race, color, religiion, sex, national origin,
handicap or familial status of any tenant.
MAINTENANCE: All equipment should be in proper working order. If
not, report it immediately. All efforts will be made to expedite
repairs but no refunds will be made. Guests will be charged for
unwarranted service calls.
PAYMENT: The balance of your rental fee and all related charges
are due 30 days prior to the first day of your rental term. We accept
personal checks (30 days prior to check in) made out to Victory
Beach Vacations, cash, money order, traveler¹s checks, VISA
and MasterCard. We do not accept credit cards for advance rent payments
prior to 15 days before your vacation begins. Any check returned
will incur a $25 Returned Check Fee. For all payments made less
than 14 days prior to check-in, payments must be made in cash, money
order, certified check, traveler¹s check, or credit card.
LOSSES DAMAGES / SECURITY DEPOSIT: Tenants will be held liable
for damage to unit or furnishings, and/or missing items. A security
deposit or valid credit card is required on each unit rented. Any
charges for missing items including rented linens or equipment,
damage to unit or furnishings, extra cleaning charges, late check
out, lost key, emergency lock out service, phone calls, cable TV
charges or any other loss suffered by Agent or Landlord due to Tenant¹s
actions will be deducted from security deposit or charged to a credit
card and paid directly to party suffering the charge or loss. Peace
of Mind Insurance is available to cover accidental damage to unit.
All of our units are non-smoking. Smoking in our units constitutes
a breach of contract. The cost of smoke remediation is usually in
excess of the security deposit.
PETS: Most of our units do not allow any pets. Some will allow
one mature, housebroken dog with a payment of a non-refundable $100-$150
pet fee and request made at time of reservation. No cats or any
other pets are allowed in any unit. If an unauthorized pet is found
in any unit there will be a
$100- $150 charge assessed against security deposit/credit card,
the pet must be removed and your occupancy will be cancelled. Any
extra cleaning or damage caused by pet will be deducted from the
security deposit or credit card.
PROPERTY SUBSTITUTION: We reserve the right to substitute a comparable
unit if a reserved unit becomes unavailable for any reason.
PLEASE NOTE: No campers, RV¹s, boats trailers or 4 wheelers
are allowed EXCEPT where noted on individual houses and cottages.
YOU MUST BRING ALL LINENS, TOWELS, PAPER PRODUCTS AND SOAPS. THEY
ARE NOT PROVIDED. NOLONGDISTANCE charges please, use a calling card
or third party billing.
CHECK-OUT INSTRUCTIONS: Check-out is 10:00 AM and is strictly enforced.
We must have ample time to clean and inspect for our next arriving
guests. Tenant is responsible for cleaning all dishes, emptying
refrigerator, securing all doors and windows and placing trash in
outdoor receptacles upon departing. Return all keys and passes to
office. Leave rented linens and equipment in unit. Failure to return
keys and passes to office, will result in a $50 charge against your
security deposit or credit card.
LIABILITY: Tenant is responsible for the safety and behavior of
their children & guests.
DIRECTIONS TO VICTORY BEACH VACATIONS: Take I-40 (turns
into College Rd.), 421, 17 or 74/76 into Wilmington. Follow signs
to 421 South (Carolina Beach Rd.) and Carolina Beach. Follow 421
South for 5 miles after junction of S. College Rd. and 421 (Carolina
Beach Rd.). Cross over Snow's Cut Bridge, we are 1.5 Miles on right,
behind Squiglley's Ice Cream off of Fayeteville Ave. Large
Purple Building.
